The USDA Rural Development Program is a mortgage program that permits 100% financing. It will even permit the buyer to finance all closing costs if the home appraises for more that the purchase price. The USDA Mortgage is also very flexible as to credit requirements.

These programs allow a buyer to purchase a home with no down payment. Currently FHA requires a 3% down payment but it can be gifted or granted from a non profit agency which your mortgage broker will help you obtain.

Each program has its own unique characteristics. Some require a verification of prior rent and some do not. Some will also use alternate credit while other will not. A few of the programs allow for stated secondary or border income.

For this reason First Time Home Buyers should work with a mortgage banker and not with a lender. If you pick the wrong lender you might be disqualified because your situation does not “fit” their program. A good mortgage banker will work hard to put the buyer into the best loan that they have available to them.
